You send me the property information, including the real estate listing, floor plans and any other available documentation, together with information about your family, priorities, budget and what you hope the home could become.
I review the property before we meet, considering both its architectural potential and how well it responds to your brief.
We then meet over Zoom to walk through the property together. I will share what I see, where I think the opportunities lie, what I would be cautious about and where I believe your budget would be best spent.
You leave with a much clearer understanding of whether this is the right home for you and what its future could look like.

Pre Renovation Advice is a focused design consultation for homeowners who want architectural direction before committing to a full renovation or design process.
I look at your home as a whole and help identify the moves that could have the greatest impact on the way you live. Sometimes that means opening up spaces. Sometimes it means relocating a room, improving circulation, capturing better light or simply recognising that the solution requires much less intervention than you originally thought.
The aim is not to fully design your renovation. It is to give you a strong direction so you can move forward with clarity.

Before we meet, you provide existing plans, photographs and information about your home, together with your renovation ideas, priorities and indicative budget.
I spend time reviewing the property and exploring its opportunities before our consultation. Where useful, I may prepare simple diagrammatic layout ideas to help us discuss different possibilities.
We then meet for a focused consultation where I talk you through what I see and the direction I believe has the greatest potential.
Following our meeting, you receive a concise written summary of the key recommendations and indicative design direction discussed, giving you something tangible to refer back to as you decide what to do next.
